Why Your Upstairs Rooms Are Always Hotter (And How Zoning Actually Fixes It)
We got a call last July from a two-story place off Kester in Sherman Oaks — downstairs living room sitting at a comfortable 72, thermostat happy, everybody fine. Upstairs, the kid's bedroom was reading 84 on a cheap Amazon thermometer, windows shut, AC running non-stop since 2pm. That's not a broken system. That's a system doing exactly what it was built to do, in a house that was never designed for how Angelenos actually live in it. We see this same complaint every week from North Hollywood to Sherman Oaks to Toluca Lake — one thermostat trying to control two completely different climates under one roof, and losing.
If your upstairs is always hotter, you're not imagining it, and cranking the thermostat down to 68 isn't the fix — it's just an expensive way to overcool the downstairs while upstairs still bakes. Let's get into why this happens in Los Angeles homes specifically, and what actually solves it.
The Physics of Heat Rise — And Why LA Housing Stock Makes It Worse
Hot air rises. That's basic building science, and it happens in every two-story house in America. But in Los Angeles, a few local factors stack on top of that basic physics and make the upstairs-downstairs gap worse than it is in, say, a two-story house in Seattle.
First, attic temperatures here are brutal. On a 95-degree day in the San Fernando Valley, an unvented or poorly vented attic can hit 140-150 degrees. That attic sits directly above your upstairs bedrooms, and it's radiating heat downward through the ceiling drywall and through any ductwork routed up there — which in most homes built between the 1950s and 1980s (a huge share of North Hollywood, Valley Village, and Sherman Oaks housing stock) is exactly where the supply ducts live.
Second, most of these homes were built with a single central return and one thermostat, usually mounted downstairs in the hallway. That thermostat has no idea what's happening on the second floor. It reads 72 in the hallway, shuts the system off, and the upstairs — which was still climbing — never gets the extra runtime it needed.
Third, west and south-facing upstairs windows in LA take a beating from 2pm to 6pm, especially in homes without deep eaves or exterior shading. That solar gain hits the upper floor directly, while the ground floor is shielded by trees, neighboring structures, or just less window area.

The Duct Design Problem Nobody Points Out

On most single-zone systems we inspect, the duct trunk splits early — a portion goes to the ground floor, a portion goes up. The problem is that split was almost never engineered with a Manual D calculation. It was framed based on where the contractor could physically route metal or flex duct through the attic and wall cavities. That means the upstairs branch is frequently undersized for the square footage and heat load it's actually serving, especially in additions or homes that added a second story after the original system was installed.

Even when the duct size is technically adequate, long runs through hot attics with too many bends lose static pressure fast. By the time conditioned air reaches a bedroom at the far end of the upstairs run, you've lost several degrees of cooling capacity and a chunk of CFM (cubic feet per minute) just to friction and heat gain through the duct walls, especially if that insulation has settled or the flex duct has sagged over the years.
One return, competing rooms
Most single-zone systems have one central return, usually on the ground floor. That means upstairs bedrooms are relying entirely on supply air pressure to push conditioned air in — there's no dedicated return pulling hot air back out efficiently, so pressure imbalances build up, doors get closed, and the whole system fights itself room to room.
Single-Zone vs. Multi-Zone: What Actually Changes
A single-zone system means one thermostat, one set of dampers (usually none at all), and the entire ducted system runs as a single block. When that thermostat downstairs is satisfied, the whole system shuts off — upstairs doesn't get a vote.
Zoning splits the ductwork into independent sections, each with its own motorized damper and its own thermostat or sensor. The system's control board reads each zone separately and directs airflow only where it's needed, when it's needed. If the upstairs zone calls for cooling at 4pm while downstairs is already satisfied, the dampers open upstairs, close (or partially close) downstairs, and the system directs more of its total capacity to the zone that actually needs it.
The practical difference in a real house: instead of guessing what temperature will make the whole home tolerable and settling for "good enough everywhere," you set 72 downstairs and 74 upstairs (or whatever splits work for your family), and each zone actually hits its number instead of averaging out to something nobody's happy with.

If your ductwork is severely undersized or leaking 25-30% of conditioned air into the attic (which we measure, not guess, with duct blaster testing), zoning dampers on top of bad ducts will just create new pressure problems. What Zoning Actually Involves — Equipment, Permits, and Real Cost Ranges
A proper zoning retrofit involves motorized dampers installed in the trunk or branch ductwork (typically 2-4 zones for a standard two-story home), a zone control panel that talks to your existing thermostat or a new smart zoning panel, and additional thermostats or wireless sensors for each zone. On variable-speed Trane systems — which is most of what we install as a Trane Comfort Specialist — the zoning panel also communicates with the air handler to modulate blower speed and capacity based on how many zones are calling at once, instead of just blasting full output no matter what's needed.

Fixes That Should Happen Before or Alongside Zoning
Zoning corrects airflow distribution, but it doesn't fix a heat-soaked attic by itself. We always look at these alongside any zoning conversation:
- Attic insulation depth — most Valley homes we inspect have R-13 to R-19 when current Title 24 standards call for R-38 in ceilings; topping off insulation cuts radiant heat gain into upstairs rooms significantly
- Radiant barrier or attic ventilation — powered attic fans or additional ridge/soffit venting drop attic temps by 20-30 degrees on peak days, reducing the heat load your ducts are sitting in
- Duct sealing and insulation — mastic-sealed, properly insulated ducts in a hot attic lose far less capacity between the air handler and the upstairs register
- West-facing window treatments — solar screens or reflective film on upstairs windows that take direct afternoon sun cut a real chunk of the solar gain driving upstairs temps
- Return air placement — adding a dedicated upstairs return often improves comfort as much as the zoning dampers themselves
